Madison Heights Sale Tops Weekly Residential Transactions; Building Permits Remain Strong

A $1.085 million residential sale led regional real estate activity as Bedford County builders secured more than $6 million in new construction permits.

Real estate activity across the Greater Lynchburg region featured several notable transactions, with high-end residential sales and commercial investments leading the market. Sales in the City of Lynchburg and the surrounding counties of Amherst, Appomattox, Bedford and Campbell reflected continued demand for residential properties, while new construction permits pointed to ongoing development throughout the area.

The City of Lynchburg recorded the region's highest transaction of the period as Shockley Properties LLC sold Lot 1, Block E in the Town Center at Wyndhurst to Boone Dock Laboratory LLC for $1.6 million. Other notable sales included Janet E. Fielder's transfer of multiple South Hill Park and Centerdale properties to CPG Investments LLC for $500,000 and the sale of a Chipokim subdivision property by Judith C. Connell, trustee, to Lawrence and Theresa Fallow and Everett and Seleta Beard for $429,900. Additional strong activity included a $409,000 sale in The Parks at Wyndhurst and multiple transactions in South Lynchburg and Stonegate Villas.

Amherst County was led by the sale of 1543 Elon Road, where Sameer M. Patel and Brooke S. Patel sold the property to James Randolph and Lauren Black Newton for $1.085 million. Sellers were represented by Trevor Gillispie with Elite Realty. Gateway Enterprise LLC sold a home in the Stoney Creek Subdivision to Michael and Lori Frail for $399,900, while Scott Dacosta purchased property along Va. 670 from Kieran William Bowyer for $275,000. Several smaller land and residential transactions rounded out activity across the county.

James Robert Fraley transferred a lot on Oakleigh Avenue to Veronica Faye Wright for $344,900, while Julie Denise Farmer acquired 448 Wood Row Road from Michelle B. Kuhn, Mitzi B. Letterman and Barbara C. Baldwin for $205,000. Additional sales included acreage along Va. 604 and a residential property on Blackberry Lane.

Building permit activity remained robust across the region. William Debo Jr. received the highest-valued permit at $1,015,966 for a new dwelling at 1162 Alpha Drive. Grako Development LLC secured a $600,000 permit for a new dwelling on Bravo Lane, while CS Custom Structures Inc. obtained a $453,020 permit for a new home on Fancy Farm Road. Additional permits included new homes in Victoria Lakes, Beechwood West, Carter's Island Road and Goggin Ford Road, along with duplex, townhome, renovation, garage and dock projects, highlighting continued investment in residential construction throughout Greater Lynchburg.
