The Bedford County Economic Development Authority (EDA) has shared the completion of site development on two key parcels within the New London Business & Technology Center. Lots 10A and 12A are now fully pad-ready and available for immediate development, offering a prime opportunity for businesses seeking a fast-tracked, infrastructure-ready location in the Forest area.
Lot 10A includes 1.95 acres of pad-ready space within a 10-acre parcel and can accommodate a 15,000-square-foot facility. Lot 12A includes 1.70 acres of pad-ready space on a 7.52- acre site and is suitable for a 10,000-square-foot facility.
This project was funded in part by an $80,000 grant from the Virginia Tobacco Region Revitalization Commission (TRRC), matched by Bedford County, and additional funding by the Bedford County EDA.
Pad-ready sites can be very important for development, especially when speed, cost control, and risk reduction are priorities. A pad-ready site is one that has already been prepared for vertical construction.
Construction included grading, stormwater management, and infrastructure preparation to bring both lots to shovel-ready status. The completed lots provide shovel-ready sites that meet the increasing demand from light manufacturers, logistics firms, and technology-based employers looking to expand in a strategic and business-friendly environment.
“The addition of two pad-ready sites in the New London Business & Technology Center marks a significant step forward in the EDA’s commitment to supporting business growth and innovation,” said Matthew Braud, EDA Chairman.
Pam Armstrong, Economic Development Director, added, “these sites are development-ready and strategically positioned to attract high-quality employers seeking a location with robust infrastructure, a skilled workforce, and a pro-business environment.”
Situated along U.S. Route 460 between Lynchburg and the Town of Bedford, the New London Business & Technology Center is a designated gigapark owned by the Bedford County EDA. Spanning more than 500 acres, it is one of the region’s most development-ready industrial parks. The site features scalable three-phase power (up to 100 megawatts), public water and sewer, and dark fiber broadband connectivity. The Center also offers unique on-site amenities, including a professionally designed disc golf course and nearly seven miles of trails.
