The real estate market across Greater Lynchburg continues to show a broad spectrum of transactions, from a $1.4M Bedford County estate to affordable starter homes across most of the city of Lynchburg and the surrounding counties of Amherst, Appomattox, and Campbell. In addition to residential transactions, several new building permits indicate ongoing development and renovation projects throughout the area.
In the City of Lynchburg, the highest-priced residential sale was a $405,000 home in Linkhorne Forest, where Connie P. Horca and Eric K. Kirkman sold Lot 8, Section F to Blair L. Green and Alison G. Swope. Not far behind was the sale of 743 Sandusky Drive for $320,000 by Dakota L. and Emily Cowsert to Nicholas Lawrence. Another notable transaction included Lot 1, Block E in The Townes at Blackwater Ridge, which sold for $319,900 to Keeley C. Tuggle from Blackwater Ridge LLC. Properties ranged widely, with the lowest sale being a dual-parcel deal on Filmore Street for just $6,000.
In Amherst County, the top sale was a $289,900 purchase in Lamont Acres, where William Ottie and Hannah Helbert Brown sold Lot 15 and part of Lot 16 to Jeannie Lipscomb. Another significant sale included 163 Grandview Drive, which sold for $250,000 from Nelson E. Jones to Benjamin J. and Victoria Milhouse Sones. Jesse Reynolds sold a home in South Holiday Acres for $235,000 to Jhervin E. and Cora L. Hernandez, rounding out the higher-end transactions in the county.
Appomattox County’s most expensive transaction was the $370,000 sale of 218 Walton Drive by Richard T. McGhee III to Philip John and Carrie Lynn McDonough. This was followed by the sale of Lot 4 in Riley Ridge for $325,000 and 12884 Richmond Highway for $234,900. These sales show continued demand for mid-range homes in the area.
In Bedford County, a $1.4 million estate in Sanrasan Subdivision topped all sales, as trustees Nancy W. and Glen L. Littlefield sold Lot 5 to Timothy Lee and Brandy Hayslette. Other high-value transactions included a $615,000 sale in Davis Estates and a $490,000 sale in Peters Estates. Bedford continues to attract high-end buyers alongside steady mid-market sales.
Campbell County also saw strong activity, led by a $675,000 mobile home park transaction at 102 Parkwood Drive from Douglas G. Parker to Eastbrook MHP LLC. Residential sales included an impressive $620,000 sale at 865 Stone Road and a $389,900 deal for 104 Clearview Circle.

New construction and renovations are active across the region. Equity Enterprises 1984 LLC was issued a $500,000 permit for a new home on Leesville Road, while Charles Holt Jr. also received a $450,000 permit for a new dwelling on Hughes Road. Other notable permits include a $180,000 rebuild of a pool house on Kirkley Circle, multiple garages, and solar panel installations. The variety in building permits highlights both large-scale developments and personal upgrades, reflecting continued investment in Greater Lynchburg’s housing market.
