Greater Lynchburg Real Estate Market Sees Notable Sales and Developments

In the City of Lynchburg, transactions show an appeal for both investors and families. The sale of 3908 Campbell Ave. from AIN11VA Lynchburg LLC to BZDC Lynchburg VA LLC topped the market at over $2.7 million.

Other significant sales included 201 and 207 Schothum St. and 1032 Wiggington Road, sold to James Paul and Breanna Moore Peterson for $624,900, and Lot 23, Block C, Town Center at Wyndhurst, which went to Vagus Holdings LLC for $488,000. Smaller but notable transactions also included homes on 528 Lady Slipper Lane and 1100 Fillmore St. and 1101 Pierce St., demonstrating demand across various price points.

Amherst County saw impressive high-end sales as well. Tracts 9-11, Section 10, Amherst Plantation sold for $840,840 to Daniel G. Schleifer, while 2816 Lowesville Road changed hands for $649,900 where the sellers were represented by Teresa Grant with Keller Williams. Lot 40, Hans Hill Estates, sold for $640,000, rounding out the county’s top transactions, showing that buyers continue to value spacious properties and established communities.

In Appomattox County, the largest sale was 3186 Richmond Highway, which sold for $1,048,000, followed by Parcel, Va. 643, 0.93 acres for $315,000 and 2471 Trent Hatchery Road for $313,000.

Bedford County also recorded notable sales, Betsy Ann Ferguson with Lynchburg Finest Team sold Lot 12, Lakeland Pines Subdivision AKA 16414 Moneta Rd, Moneta, for $1.66 million and Lots 14 and 15, Section 14, Peters Estate fetching $880,000. Lot 8, Section 5, Farmington at Forest sold for $650,000, highlighting the county’s continued appeal to higher-end buyers.

Campbell County featured Lot 372, Phase XVI, Runaway Bay as its top sale at $635,000, followed by Lot 24, Section 1, Country Haven Estates at $400,000 and Lot 2, Section 1, Sasoon Place at $339,900. Mount Airy Rd sellers were represented by Jada Turner with Berkshire Hathaway Smith Mountain Lake.

In addition to these sales, building permits across Bedford County signal investment and growth. Among the largest permits, Rory Gledhill’s new dwelling on Tract 2, Crab Orchard Road was valued at $788,536, while John Campbell’s new construction at 304 Deerwood Drive and Yvonne Cristman’s new dwelling at 1460 Powell Lane each topped $700,000. Other permits ranged from substantial new homes to smaller repair and deck projects, reflecting a steady pace of residential development throughout the region.
