Real estate activity across the Greater Lynchburg region during the August 7–12 reporting period was highlighted by several significant commercial transactions, particularly along the Timberlake Road corridor, while residential buyers continued to pursue homes across the area at a wide range of price points. Large investment sales accounted for the week's highest dollar volumes, while new construction and established neighborhood properties attracted steady buyer interest throughout the market.
The City of Lynchburg recorded the largest transaction of the reporting period with the $7,080,050 sale of 7500 Timberlake Road from Pedcor Investments-2006-Lxxxvii Lp To Lion Timber Ridge Llc. That acquisition was accompanied by three additional Timberlake Road transactions, each totaling $5,119,950, as Lion Timber Ridge Llc purchased 7502 Timberlake Road from Pedcor Investments-2007-C Lp, 7430 Timberlake Road from Pedcor Investments 2007 Clp, and 7504 Timberlake Road from Pedcor Investments-2007-C, LP.

Another notable commercial sale occurred at 7801 Timberlake Road, where Cook Out-Lynchburg Inc acquired the property from Norman T. Land and Beverly A. Land, Trustees, for $1,500,000.
Among residential transactions, the highest-priced sale was 117 Craftsman Way at $524,900, Jeffry S. and Helen E. Mitchell purchased the newly constructed Craftsman Way home from WD Holloway Construction Inc. Sellers were represented by Robin Lee with Legacy Realty.

Another notable sale was a property purchased by Simon David and Emma Joy Marian from Suzanne Hardison Ray and Christopher Coyle Ray for $415,000. At 205 Bonterra Place, Jason and Gabriela Rutkowski purchased a property for $311,000. Additional activity included sales at 2018 A Pansy Street for $300,000 and 707 Mansfield Avenue for $259,027, along with several condominium and investment property transfers throughout the city.
Another sale occurred at 510 Little Creek Road, which transferred from Golden T. and Alrose Y. Darby to Stacy Ann Johns, Trustee, for $362,500. Rounding out the county's leading transactions was 101 Easton Avenue, purchased by Brett L. and Megan M. Watson from James Scott and Kristen Lynn Benson for $330,000. These sales reflected continued demand for higher-end residential properties throughout Campbell County during the reporting period.
