Latest property transfers and permit activity from across the region
Real estate activity across the Greater Lynchburg region remained active with a mix of high-priced residential sales, land transfers and new construction projects shaping the local market. Lynchburg and the surrounding counties of Amherst, Appomattox, Bedford and Campbell all recorded notable transactions during the latest reporting period, while building permits reflected continued investment in residential growth and home improvements throughout the area.
The City of Lynchburg recorded the region’s highest residential sale as Matthew A. and Suzanne R. Johnson sold a home in the Waterton subdivision to Thomas W. Hudgins and Dorothy H. Rhoads for $675,000. This is identified as Lot 43, section 1, Waterton AKA 103 Raven Stone Ct, Lynchburg. Johnson's were represented by Jill Rufus with EXP REALTY LLC-STAFFORD.

Another major transaction involved Michael Kincaid and Jessica L. Brockman selling property in Royal Court to Tyler J. and Madison A. Modrzejewski for $365,000. Lisa M. Bagby also transferred a home in Oakwood Club Estates to Zolton Michael and Lysle Molnar for $322,000. Additional activity included townhome sales, investment properties and several lower-priced redevelopment purchases throughout the city.

Bedford County continued to post some of the area’s strongest home values. Stephen C. Sloan sold more than 17 acres fronting Dickerson Mill Road and additional parcels to Kimberly Harvard for $650,000, marking one of the county’s top transactions. Brandon Thomas and Julie Anne Scott sold a home in Walkers Crossing to Patrick and Stephanie Naughton for $620,000. Building permit activity reflected continued construction growth throughout the region. Among the largest projects were Blaze Builders LLC’s $550,000 new dwelling on Wingfield Drive, R. Fralin Construction Inc.’s $496,134 new home on Snowfield Circle and CS Custom Structures Inc.’s $453,020 new dwelling on Fancy Farm Road. Several additional permits included new homes in Fairview Meadows and Leesville Road, along with additions, accessory structures, renovations and outdoor improvement projects, signaling continued residential investment across Greater Lynchburg.
