Greater Lynchburg Real Estate Market Across the Region
The Greater Lynchburg area continues to show real estate movement, with notable home sales and new construction shaping communities throughout the region. The City of Lynchburg and the surrounding counties of Amherst, Appomattox, Bedford, and Campbell each saw property transactions over the past period, highlighting both luxury investments and steady mid-range sales. Building permits also reflected a healthy pace of residential development, as homeowners and builders invest in upgrades and new projects across the area.
In the City of Lynchburg, the market showed impressive activity led by the sale of Lot 35, phase 1A, Blackwater Run, where RB30 LLC sold to Ashwini Gadalay and Sai Santosh Dayapule for $662,900. RB30 LLC was represented by Donovan Martin.

Following that, Scott Joseph Ferrell and Julie M. Speaks’ property at Oakwood Club Estates sold for $429,900, and Martin Ridge Homes LLC’s 5165 Boonsboro Road transaction closed at $335,000. These mid-value sales underscore a demand for mid to upscale neighborhoods while more modest transactions throughout other areas show a balanced, diverse market.
In Amherst County, the top transaction featured Tract 4, Cox Subdivision, AKA 2751 Lexington Tpke, Amherst where Nathan and Natalie Barnett sold to Colen Schilz for $700,000.

This was followed closely by 2205 S. Amherst Highway, which sold for $690,000 to Big Run Stables LLC. These sales indicate strong interest in spacious rural properties. Seller was represented by Bridget Archer with McLean Faulconer.

Appomattox County reflected a quieter market, with the top sale being 589 Court St., sold by Bobbye Raye Womack to Clayton Bryant Jr. for $230,000, while 10049 Oakville Road followed at $110,000.
In Bedford County, luxury transactions dominated, led by New Lot 10, Silver Bay, sold by William Morrison and Nancy Magnuson to SML Investors LLC for $2.56 million. Also notable were Lot 1, section 14, Mariner’s Landing AKA 101 Retreat Ln, Huddleston selling for $525,000 and Lot 26, section 2, Village East at $500,000, reflecting lakefront appeal. Retreat Lane sellers were represented by Margie Madsen with Lake Retreat Properties.

Campbell County also saw steady demand, led by Lot 13, White Oak Acres, which sold for $414,000, and Lot 10, section 7, Russell Springs, selling for $407,000. Homes in the $300,000 range, like 394 Addie Way, continued to attract family buyers seeking value and convenience.
Building permits throughout Bedford County showed ongoing investment, with the largest being an addition at 1307 Falling Creek Road valued at $1.1 million, and several new dwellings, including 3031 Elkton Farm Road at $650,000 and 1031 Lizard Ridge Road at $566,575. The range of projects—from new homes to additions—demonstrates continued confidence in the region’s market.
