The Greater Lynchburg real estate market continued to show activity across the City of Lynchburg and the surrounding counties of Amherst, Appomattox, Bedford, and Campbell. A few high-value residential sales highlighted demand for homes throughout the region, while a number of significant building permits point to continued growth and investment in new housing and residential improvements.
The City of Lynchburg recorded the region’s highest home sale of the reporting period with the transfer of Lot 72, Section 2, Boxwood Subdivision AKA 336 Wild Turkey Rd, from Matthew N. Metzel and Stephanie Metzel to Kohl R. Strauss for $530,000. Sellers were represented by Jason Porter with LEGACY REALTY,

Another notable transaction was 3609 Willow Lawn Drive, which sold for $489,900 from James F. McCabe III and Angelique M. McCabe, trustees, to Julie A. Salmon. Rounding out the city’s top sales was 101 Fleetwood Drive, purchased by Cheyenne Nation LLC from Adams Investment Properties LLC and Adams-Jacobs L.L.C. for $480,000. Additional activity included sales in Inglewood Hills and Wyndhurst, reflecting demand across several Lynchburg neighborhoods.

Appomattox County saw fewer transactions but still posted several noteworthy sales. The highest-priced property was 794 Little Dogwood Road, purchased by Mark V. Ohl from Ronald J. Nickell Jr. for $400,000. The second-largest sale occurred at 3656 Snapps Mill Road, where Matthew Shawn Page II and Mary Paige Atkins acquired the property from Stephanie B. Gilliam and Robert C. Stephens for $361,900. Another transaction of note was 6218 Old Evergreen Road, which sold for $140,000.

Leading the county was Lot 26, Section 1, Meadow Wood, AKA 1540 Wells Rd, Bedford which sold for $549,900 from George F. Raymond Jr. and Susan Joyce Raymond to Pierce L. and Courtney Saunders. Sellers were represented by Irina Moldavskaya with Ted Counts Realty & Auction

Lot 92, Section 1, Grandview Course AKA 1078 Titleist Drive, Forest followed at $527,500 with sellers being represented by Julie Weems with NextHome TwoFourFive.

Lot 1, Minor Subdivision changed hands for $524,900. Several other sales exceeded $400,000, underscoring Bedford County’s relatively strong residential market.

Building permit activity remained robust throughout the area. The largest project was a new dwelling at 122 Stables Lane valued at $1,852,101, followed by a new home at Lot 8, Section 1, Landfall valued at $1.6 million. Another major residential project was approved at 1398 Lakefield Drive with a value of $1.1 million. Additional permits included new homes on Dumpling Mountain Road, Wells Road, and Crockett Road, as well as garages, pools, solar panels, and storage sheds. The volume and value of these permits indicate continued confidence in the Greater Lynchburg housing market and suggest additional inventory will be added in the months ahead.
