Two weeks does not create a trend but for the second consecutive week, the Greater Lynchburg region recorded real estate transactions, with lower prices across the city and surrounding counties. Also, an anomaly were no seven-figure Smith Mountain Lake sales were recorded in Bedford County. This report does though reflect continued demand for mid-range properties, coupled with strong permitting activity—particularly in Campbell County—signals ongoing investment in residential construction and improvements.
In Lynchburg, the highest-priced home sale was a townhome located at Lot 51, phase IV, The Preserve at Oakwood, purchased for $509,900 by John R. Lewis from Jonathan D. and June O. Dunham.

Not far behind was 300 Hunterdale Drive, sold for $387,000, and Lot 4, block 4, Hayfield Property, which changed hands for $355,000. These top-tier sales indicate that demand remains strong for newer, well-located homes within city limits.
Amherst County saw notable activity, with the highest sale being 1128 Oakleigh Ave., which sold for $369,900 from Jeffrey C. and Sherry D. Garrett to Shena and Sunilkumar Patel. Also among the top sales were Lot 29, Abee Manor, sold for $344,900 to Henry T. and Mackenzie L. King-Craig, and 108 Tweedy Lane, purchased for $324,900. Amherst continues to offer a balance of suburban convenience and rural character, appealing to a broad range of buyers.
Appomattox County’s top transaction was 108 Tweedy Lane, sold by Joshua S. and Stephanie A. Stevens to Bridget Mayberry and Joel Cluck for $324,900. Also notable was 9124 Oakville Road, where Josiah Joshua Jackson sold to Lisa A. Edmister for $185,000. Another key deal included a parcel on Oakville Road sold for $146,025 by Eddie Carr, Kathy Carr, and Beatrice Booker, trustees, to Edward L. McCoy Jr. and Ora Scruggs McCoy.
In Bedford County, the largest transaction was 2236 Goode Station Road, where Matthew D. and Casey E. Leach sold to Kendall and Rebecca Jackson for $795,000. That was followed by Lot 1, section 2, The Cove at Mariner’s Landing, which fetched $685,000, whose sellers were represented by Benjamin Woodard with Coldwell Banker Avenues. Not far behind was Lot 7, section 1, Ivy Hill, which sold for $601,500. With its scenic views and nearby Smith Mountain Lake, Bedford remains one of the region’s top destinations for luxury residential properties.

Campbell County’s highest home sale was Lot 21, Crescent Grove Subdivision, sold by NVR, Inc. to Leanne Jolene and Woobens Bruce for $399,000. Other top transactions included Lot 26, Crescent Grove, sold for $365,985, and Lot 21, section 1, Country Haven Estates, which brought in $340,000.
Building permit activity in Campbell County remains robust. Leading the list was a $1.9 million remodel of 125 Clarion Road by Wal-Mart Real Estate Business Trust. Custom homes were approved for New Chapel Road and Armistead Lane, each valued at $500,000. A large-scale renovation at 2333 Village Highway totaled over $550,000. Solar energy upgrades are trending upward, with several installations topping $35,000.
