The Greater Lynchburg real estate market saw continued activity this week with a mix of high-value residential sales, rural property transfers and major commercial investment. Campbell County recorded the region’s largest property transaction with a $1.53 million Evington property sale, while Bedford County posted several strong residential transactions, including a $1.4 million lake-area sale. Construction activity was highlighted by a $12.73 million commercial building permit in Campbell County, reflecting continued investment throughout the region.

Campbell County recorded the week’s highest property transfer with the $1.53 million sale of Lot 14 in Evington Acres. The property was transferred from Ryan Matthew and Courtney Noelle Thivierge to Edward F. Phillips and Terra L. Phipps, trustees.

Another notable Campbell County transaction was the $450,000 sale of 186 Lindsey Lane, followed by a $330,000 home in Wildwood and a $269,985 new construction sale in The Allure subdivision. Additional sales throughout the county reflected continued demand for both residential neighborhoods and rural properties.

The City of Lynchburg’s highest transaction was the $640,000 sale of 602 Washington Street. Sellers were represented by Josh Redmond with Mark A. Dalton & Co., Inc.

Additional notable city transactions included a $359,900 home on Locksview Road, a $342,500 property on Seven Oaks Drive and a $342,000 sale in Bedford Hills. Other activity included properties in Wyndhurst, Windsor Hills, Riverviews Artspace Condominium and several established Lynchburg neighborhoods.

Bedford County recorded several significant residential sales, led by the $1.4 million sale of Lot 51, Section 2, Saunders Point AKA 223 Lee Dr, Huddleston. Sellers were represented by Dawn Michelle Lambert with EXP Realty LLC - SML.

The county also saw an $855,000 transaction at 1055 Bravo Ln, in Forest's West Crossing where the seller was represented by Seller represented by Seller represented by Seller represented by Jessica Oliver with Lynchburg's Finest Team LLC.

This was followed by a $595,000 sale in Fairview Meadows located at 1699 Wells Rd, Bedford, highlighting continued strength in higher-end residential markets. Sellers were represented by Irina Moldavskaya with Ted Counts Realty & Auction.

Additional Bedford County sales included a $435,000 home in Blumont Estates, a $354,000 property in Sleepy Oak Park Villas and several transactions throughout Forest and Bedford-area communities.

Amherst County’s highest transfer was the $540,600 sale of Lot 2, Section 5, Pleasant Ridge. Other notable transactions included a $331,000 home on Crescent Lane and a $95,000 acreage purchase in Amherst Plantation. Residential development continued within Pleasant Ridge, including a separate $59,900 lot transfer.

Appomattox County’s top residential sale was the $500,000 purchase of 1155 Piney Mountain Road. Seller was represented by Jennifer Stephens with Century 21 All-Service

Other significant transactions included a $404,000 home in Benjamin Estates, a $330,000 property in Reedy Creek Subdivision and a $305,400 sale in Stonewall Meadows.

Construction activity remained strong across Campbell County, with the largest permit issued for a $12.73 million commercial building for Blue Ridge Beverage on Ewing Drive. The county also approved a $750,000 new office building and warehouse on Lynchburg Highway, along with multiple residential construction projects, solar installations and home improvements.
