Greater Lynchburg real estate market topped by $1.31 million Bedford County home sale

The Greater Lynchburg real estate market remained active this week with two seven-figure transactions, strong demand for higher-end homes and continued investment in new residential construction. Bedford County led the region with the week's highest residential sale and the largest building permit, while Amherst County recorded a significant conservation land purchase exceeding $1 million. Lynchburg, Campbell County and Appomattox County also posted several notable residential transactions, reflecting continued activity across the region.

Bedford County claimed the week's largest property transfer with the $1.31 million sale of 1112 Coves End Road. Sellers were represented by Wil Childress with Lake Retreat Properties Inc.

Another standout transaction included the $680,000 sale of a home in Glenn Haven Farm. Sellers were represented by Teresa Criner With Wainwright & Co., Realtors.

198 London Downs Drive sold for $649,900 while additional strong sales in 8th Fairway Lane, Va. 619 and Cedar Ridge underscored continued demand for move-in-ready homes and rural properties throughout the county. London Downs Drive seller was represented by Tracy Ellett with Keller Williams.

Amherst County was highlighted by the $1,020,186 purchase of five parcels on Kenmore Road by The Conservation Fund, marking the week's largest land acquisition. Residential sales included a $329,000 home on Turkey Mountain Road and a $277,000 sale on Winesap Road, along with several additional residential and acreage transfers.

Appomattox County's highest transfer was the $357,000 sale of 119 S. Fork Road. Other notable transactions included homes on Lee Grant Avenue at $283,000 and Railroad Lane at $254,900, while several Deerfield Subdivision lots and a 12-acre parcel on Va. 605 rounded out the week's activity.

Campbell County was led by the $729,400 sale of 274 Meadowbrook Lane. Additional notable transfers included a $400,000 property in Tulip Tree Acres, a $360,000 home on Brookneal Highway and a $355,500 sale in Penn Forest. Sales throughout Jefferson Manor, Dogwood Place and Epsons Road reflected continued demand across both established neighborhoods and rural properties.

The City of Lynchburg's highest transaction was the $550,000 sale in The Preserve at Oakwood AKA 76 Clopton Ct, Lynchburg.

Another significant sale occurred in Carter's Grove at $505,000. Seller was represented by Michael Herzing with Mark A. Dalton & Co., Inc.

This was followed by a $419,900 home on Burton Creek Place. Additional activity included sales in Lakeland, Heritage Court Townhomes, Windsor Hills and College Square at Wards Ferry, continuing the city's steady residential market.

Construction activity remained strong across Bedford County with 22 building permits issued during the reporting period. The largest permit was a $1.1 million custom home on Lakefield Drive. Twelve permits were issued for new dwellings, accompanied by garages, porches, alterations, a pavilion, a metal building and other residential improvements, reflecting continued investment in housing throughout the county.
