Behind the Deeds: Greater Lynchburg Real Estate Transactions

Led by $1.69 Million Crosswhite Commercial Sale

The Greater Lynchburg real estate market saw another active week of transactions, with million-dollar commercial and residential sales, large acreage transfers and steady demand for move-in-ready homes throughout the city and surrounding counties. Lynchburg posted the region's highest sale, while Campbell and Appomattox counties each recorded significant rural property transactions. Bedford County continued to show strength in new construction neighborhoods, and Amherst County featured several solid residential sales. Building permits also reflected continued investment in new homes and residential improvements across Bedford County.

The week's largest transaction was the $1.69 million commercial sale of 809 and 811 Wiggington Road in the City of Lynchburg, continuing activity surrounding the former Crosswhite Athletic Club property.

The city also recorded residential sales of $750,000 in Peakland and a $515,000 transaction on Burnt Bridge Road, along with a broad mix of transactions across established neighborhoods and investment properties. Sellers at 2130 Burnt Bridge Rd were represented by Irina Moldavskaya with Ted Counts Realty & Auction.

Amherst County's highest transaction was the $460,000 sale of Lot 75, Section 4, Homewood Estates. Another notable transfer included a $419,900 sale in the Sugar Mill subdivision, while additional transactions ranged from residential lots to acreage and development parcels.

Appomattox County was led by an $800,000 purchase of a 100.01-acre parcel on Va. 651. This was followed by a $525,000 home at 1348 Salem Road where sellers were represented by Rikki Cheatham with Elite Realty. Additional transfers included commercial land on Confederate Boulevard, residential properties and acreage throughout the county.

Bedford County Bedford County continued its trend of strong residential construction and higher-end home sales. The top transaction was a home in Fairway Oaks AKA 4615 Everett Rd, Forest that sold for $585,000.

This was followed by a newly constructed residence in Bellvue Acres AKA 1048 Cedar Tree Ln, Forest at $524,651 sold by Trevor Gillispie with ELITE REALTY. A home on Madison Mountain Lane sold for $499,000 with other notable sales included Boonsboro Place at $470,000 and Lochwood Subdivision at $422,092, underscoring the county's active new-home market.

Campbell County featured two standout transactions, beginning with Tract 5 of Little Brothers Farms Corporation, which sold for $800,000, and a home in Hickory Hill AKA 210 Caleb Ct, Evington, that changed hands for $795,000. Caleb Ct. sellers were represented by Michael Misjuns with CENTURY 21 ALL-SERVICE.

Another notable Campbell County sale occurred at 3200 Sunnymeade Road, where the property sold for $550,000.

White Oak Acres also recorded a strong $524,900 sale by Karl Miller, Broker with KARL MILLER REALTY LLC. The home is located at 254 Pebble Rd, Rustburg, while several additional homes in Russell Springs, Wildwood and Edgewood Drive reflected continued demand across the county.

Construction activity also remained robust. Bedford County issued 21 building permits, including a $1.02 million custom home at 1162 Alpha Drive, along with nine additional permits for new single-family homes. Additional permits covered townhouses, garages, additions, accessory structures, a pool house and a dock.
